Membership Levels

Standard
This membership level connects you with a dedicated Loop’s End Home Management project manager, our contractor network, and 3 hours per quarter of handy-person labor. This level provides lots of flexibility for what you want to tackle and how much you want to spend.
This level starts at $139 per month and final pricing will be based on the size and complexity of the home and property.

Executive
This membership level includes the same benefits of the Standard level, but also includes all labor for the routine home maintenance required throughout the year. If you just want us to “Take care of it” - this is your level.
This level starts at $499 per month and final pricing will be based on the size and complexity of the home and property.

A la Carte
Loop’s End Home Management will provide certain services, such as Home Watch and specific project work on an ‘a la carte’ basis. Services that fall into this level are limited, make sure you talk with us first before thinking this is the way you want to go.
Pricing is specific to the scope and work being performed.
All labor that Loop’s End Home Management performs above that which is included in the membership levels will be billed at competitive rates. All materials are charged at Loop’s End Home Management’s direct cost plus 20%. Any subcontractor partners that Loop’s End Home Management uses as part of any work performed will be billed at market rate plus a mark up based on dollar value of the work.
Loop’s End Home Management provides estimates for all work proposed as discussed or requested, and will not proceed with any work unless agreed to with the client first.
Loop’s End Home Management Labor Rates
Project Manager……………………………………$120/hr
Skilled Labor………………………………………….$100/hr
General Labor………………………………………..$75/hr
Materials = Direct Cost + 20%
Partner Services = market rate + 25% up to $10,000, market rate + 15% over $10,000.
Work performed before 7 AM and after 7 PM, or on a weekend or holiday is charged at 1.5 times the labor rate. A service call has a minimum of 1 hour of billing time, all time after one hour is charged in 30 minute increments.
If I become a member, what happens next?

Your dedicated Project Manager will meet with you and perform a thorough property and home review. We need to really know your home in order to help keep it in tip-top shape. This is where we get to know you and the place you call ‘home.’

Loop’s End Home Management’s Project Manager will work with you to determine what your biggest home needs are. This could include your ‘To-Do’ list, items that we found during our LoopCheck evaluation, or projects that you want to complete to improve your home in the future. We will assemble these items, organize them, and track them with our property management software that you can access with your own portal.

We will review services, costs, and timing with you for those items that you want to tick off of the list first. And once we are in agreement, we will execute any tasks with purpose, care, and agency. Communication is the key to any valuable relationship, which is why Loop’s End Home Management focuses so heavily on it throughout the process.

Loop’s End Home Management will handle scheduling the routine maintenance your home needs through the seasons, along with any projects you want to try and complete along the way.

We will work together to plan, manage, and execute the necessary actions to keep your home comfortable and functioning as you expect.
